The secret recipe: A group of people form a PMA and an LLC. The LLC owns the land and allocates private homestead areas on behalf of the member-owners. The LLC administers common elements such as roads.

Why two organizations?

An LLC serves as the public domain legal entity for managing funds and owning land. The PMA serves as the private domain association that gives the LLC its purpose.

The most important factor in the success of your intentional community is the quality of your founding documents.

Get them right the first time.

It is very hard to change your documents once the community has started and any changes need approval, often from the very people who are causing the problems requiring the changes.
